Can I still use NHR?

The classic NHR status was replaced in 2024 by the IFICI regime ("NHR 2.0"). Researchers, highly-qualified professionals and investors in innovation can still access a favourable 20% rate for ten years. We personally screen your profile with our tax advisor before you buy anything.

Financial
What are the actual additional costs?

Budget 7–10% on top of the purchase price: IMT (transfer tax, tiered), stamp duty (0.8%), notary (~0.5%), legal (~1%) and our advisory fee. You receive a full cost table upfront.

Mortgage
Can I get a mortgage in Portugal as a non-resident?

Yes. Portuguese banks finance up to 70% for non-residents, up to 90% once you establish residency. Fixed rates, terms up to 30 years. We introduce you to three banks we trust — you choose.

Timeline
How long does the whole purchase process take?

Four to eight months, from first conversation to keys. Pace is set by the mortgage (6–10 weeks) and legal due diligence (4–6 weeks). Cash purchases can close in twelve weeks.
